Sienna Square was purchased as a seriously distressed property. It had everything wrong with it that you could imagine, being infested with bugs, rodents, bad plumbing and gang bangers. In 2013 there was a murder in the courtyard. Soon after Bruce closed escrow, the property was cited by Sacramento Code Enforcement with over 150 code violations, and he was given 42 calendar days to fix all of them under threat of severe financial penalties. When inspectors returned after the 42 days they could find no violations, zero. The properties continues to be improved to this day. Plans for 2020 include redeveloping the courtyard with outdoor games, including a nine-hole putting green, ping pong, a cross-fitness complex, shuffleboard, and tables inlaid with chess/checkers and other game boards. Plans are also in the works for an outdoor gathering spot with a barbecue and picnic tables.
